Everything under the sun has gone wrong here it seems. The house needs everything fixed and it’s crazy overwhelming. Here’s the big lists.
Our toilet and plumbing that we thought was fine when we moved in, isn’t. Things do not drain nor flush half the time. Plumber is needed ASAP now that the ground is thawing. Hopefully we won’t have to put in a new septic tank, yet.
We need heating. We have a furnace in the centre side of the dining room that just blows out heat aka there’s no ducting.
We need to fix our pipes … many froze and one burst this winter and flooded the cold room.
Bats, we have bats and need to get rid of them. They are scary, gross, loud, harmful to our health and have destroyed our attics. I hate them.
Insulation, we need to replace everything in the attics thanks to the bats and inadequate insulation in the first place. Insulation in our walls would be nice too. It’s freezing and so drafty here. We also need to insulate the shop as John doesn’t want to freeze to death again next year. It would be nice to have the attic as usable space, so we will insulate the roof rather than the 2nd floor ceiling. We are considering spray foam insulation for the walls as the house is old and it might be the best way to create an air barrier and keep the brick solid but I shall have to ask my renovation architect friends. The shop and roofs could go with plain old batt insulation.
Roofs … Our house was suppose to have new roofs on most of it but obviously they weren’t done well. We have had two areas of our roof leak. It would be great to raise the roof a touch and create a double gable on the 2 storey frame for a full 3rd floor if we already have to fix the roof. The back roofs would be great to simplify and create one roof line and raise the one side as it is way to short coming in the door. Might actually be cheaper, easier and less complicated to do this because the roof right now is complicated and a mess. I’m dreaming of a metal lifetime roof … We shall see.
Right side not too bad. Old tiny rafters. The left side that was done was more recently ... Um is that black I see through random boards ... (Sigh)
Mostly all of our house has knob and tube and needs rewiring.
We shall see how the foundation looks when we open up the floor.
Lastly there’s that thing they call structure … No biggie, right? The floors all slope like crazy. I think some floors are not tied in to the wall frames. I know that the base plate has fallen off of one wall. I think some old wood beam plates have rotted at grade. Also our dining room has this crazy metal pipe that is pulled up with cables to a massive beam in the roof that all really doesn’t work to hold up the long length and wide span of the dining room. Read we need a new beam in the centre of the room. Also we need to fix the frames here and there. Everything is crooked. We have to figure out how to straighten things and plumb up old oak wall studs for future drywall after insulation and structure.
Okay I’m going to stop this post here because I’m freaking myself out.
